Nearly 50 homes and a care home could be constructed if a planning application is approved.

Bovis Homes wants to build on land at Bridge Farm off Ivel Road in Shefford. The site is outside but immediately adjacent to the settlement
boundary.

The site already has planning permission to be used for offices but it has not attracted a buyer.

The houses would range from two to five beds and there would also be four one bed flats. There would be 121 parking spaces.

The two storey care home would have 60 bedrooms. It would have 24 designated parking spaces.

The planning application says: “The scheme will not only create jobs and facilitate economic development and growth in the district, helping to reduce the level of out-commuting, it will also positively contribute to meeting the district’s housing need whilst increasing and improving housing choice and range in the local area.”

The homes would be constructed predominately using red and buff bricks and there would be some cement render in off-white shades.

The application continues: “The strategy is to create formality and consistency to the north of the site, along the avenue and in the small mews, and more informality and variety towards the east and south of the site – the rural edge.

“The use of building materials will help to achieve this in tandem with the layout.”

The central open space will include a children’s play area.

The care home part of the application has been initiated by care provider, Castleoak.

The care home would provide jobs for the equivalent of 60 full time members of staff, with 85 jobs created once divided amongst full and part time posts.

Access to the site would be from the Shefford Road/Churchill Way roundabout.

A public consultation event will be held if this outline planning permission is approved and prior to the submission of a full application.
